Client Aspirations
Our client requested a replacement sustainable contemporary dwelling with elements of Passivhaus (Passive House) standards located at the foot of the Sallagh Braes, outside Larne town and Ballygally village. The client wished to have a fully integrated house within the landscape that maximises the view of the surrounding mountains, coastal area and countryside. Finishes are contemporary rural with the internal finished in concrete and clad in stone externally.

Our Response
Our response is a sustainable dwelling that responds sympathetically to the landscape and site characteristics, paying reference to the sensitivity of this area of nature conservation. The house integrates into its surroundings, built into the landform, covered with a grass roof and finished with basalt rock found within the site area. It nestles sympathetically into the landscape and is set into the hill in such a way that blends seamlessly into the landscape that you would not even know it was there – it is ‘invisible’. It addresses the site and follows the contours of the land form to generate levels. We incorporated large areas of glazing to maximise energy efficiency, provide natural light and provide stunning views of the coast and the backdrop of Sallagh Brae cliffs. Energy efficient design and innovative technology is used to ensure the dwelling requires minimal energy characteristic of Passivhaus & Carbon Lite principles. The use of local, natural materials and building techniques incorporated built from modern construction techniques using eco-friendly materials and self sufficient in energy. There is to be excellent level of airtightness and insulation with minimal thermal bridges, well thought out utilisation of solar and internal gains and excellent indoor air quality. Accommodation includes open plan kitchen/dining/living connected to external covered area, lounge, bathrooms, office, 4 ensuite bedrooms, fitness suites incorporating swim spa, steam room, gym. Garage to accommodate 4 cars, patio and BBQ areas, external covered areas with outdoor fireplace, access to lake for swimming.
